Check your deadline. Then check the math.

Both tools run entirely in your browser. Nothing you enter is uploaded, stored, or seen by us — close the tab and it's gone.

1 · Rescission Deadline Checker

The law that applies is almost always the law of the state where you signed — not the state you live in. Enter the signing state and date. If you received the disclosure documents (the public offering statement) on a different, later date, enter that too — in many states it is the later date that starts the clock.

Estimate, not a legal determination. This checker applies the published rule for your state as of October 2026. Your contract and your state's current law control — treat this as an estimate and act early. Some states count from events we can't see (like the date a specific document was delivered), and contracts sometimes grant a longer window than the statute. If your computed deadline has passed but your contract says otherwise, the contract's own words deserve a lawyer's hour, not a shrug.

2 · True-Cost Snapshot

The presentation quoted a price. It did not quote the loan interest, or twenty years of a maintenance fee that grows every year. Run the whole picture. The industry's averages (ARDA 2026) are pre-filled — replace them with your own numbers if you have them.

Where the free tools stop

The checker gives you the deadline and the numbers. What it can't do is walk your specific situation through the routes — that depends on your loan balance, your deed type, and your developer's current program terms.
